Cushman & Wakefield of Texas, Inc. - Transaction Specialist

The Transaction Specialist is responsible for the coordination and management of real estate sale and lease transactions for an experienced brokerage team in the Houston office of Cushman & Wakefield.  Responsibilities include marketing (proposals, listing agreements, marketing documentation/mailings); research (real estate property and economic development research, database management); understanding and communicating market values; and preparing due diligence reports.

Other areas of responsibilities include daily communication to all parties of the transaction status, in addition to preparing on-going client update reports.

This individual will be involved in all phases of the transaction process, managing numerous transactions simultaneously.

JOB REQUIREMENTS

Real estate experience.  Some knowledge of excel, word, powerpoint and typing proficiency is beneficial. Flexible work hours. Real Estate License will be required.

This Transaction Specialist will support one of C&W’s most successful brokerage teams by delivering real estate services including sales coordination, targeted marketing, and market research.

Client services include some travel to property sites

Principal Responsibilities

General 

  • Gain detailed knowledge of team’s listed properties
  • Schedule and tour team’s listed properties with brokers and/or potential purchasers
  • Manage incoming calls from property signs
  • Maintain knowledge of market values to support brokerage efforts
  • Project research/drive market, as requested
  • Coordinate proposal preparation
  • Participate in client meetings
  • Assist Senior Transaction Manager, as needed

The individual will report to directors in San Antonio and must be able to make daily management decisions for the Austin market. HCAD - Review Appraiser

Position Summary

The purpose of this position is to act in either the consultant or testifying role in the Review Appraisal Division. Review all relevant data related to pending real property or personal property lawsuits filed against HCAD and assist in the preparation and presentation of value defense or advise in settlement of litigation cases. Duties include obtaining the most accurate information available for each property, applying accepted appraisal methods, techniques, and practices and possibly appearing as an expert witness to testify in legal proceedings. Other responsibilities include case management on properties in litigation and may include writing market, uniform/equal and appraisal review reports.

Essential Duties and Responsibilities

This information is intended to be descriptive of the key responsibilities of the position. The list of essential functions below does not identify all duties performed by any single incumbent in this position as duties can vary between the consultant and testifier roles.

·   Provide expert analysis and testimony for properties in litigation

·   Participate in depositions as necessary

·   Develop case analysis of properties and manage cases through settlement

·   Prepare applicable analysis and/or expert reports utilizing the cost, income, sales comparison approaches to value for the subject property

·   Prepare uniform and equal analysis and reports

·   Review and provide a rebuttal on opposing reports

·   Work with Division of Legal Services and outside legal counsel on pending litigation cases

·   Maintain educational requirements for all required licenses and designations

·   Maintain complete work files and reports in compliance with USPAP

·   Represent the Harris County Appraisal District in District Court, SOAH hearings, depositions, and litigation matters

·   Monitor/manage key milestones in the process for each case assigned

·   Assist in the development of methodologies and report writing techniques

Education Requirements and Work Experience

·   Bachelor’s degree required; major in Real Estate or Finance preferred

·   Registered Professional Appraiser (RPA) certification completed

·   3+ years’ appraisal/valuation experience

·   Advanced appraisal designation(s) CAE, AAS, MAI, SRA, AI-GRS, preferred

·   Texas Appraiser Licensing & Certification (TALCB) preferred

Appraisal Practices & Procedures: Understanding of USPAP Compliance, Generally Accepted Appraisal Practices and Market Data Analysis.

Communication: Maintain a professional presence by actively listening and ensuring effective communication. This can include expert testimony involving case issues that are communicated to attorneys through depositions, courtroom testimony, and other means in a legal setting. Be able to carefully articulate the facts of the case. Maintain confidentiality. Quickly respond to inquiries from attorneys and management.

Customer Orientation: Represents HCAD in a professional manner at all times. Respond positively to others with a willingness to work effectively. Provide high-quality reports, independent analysis, case strategy or expert testimony in a timely manner. Provide quick turn around on inquiries.

Decision Making: Arrive at an independent valuation conclusion supported by utilizing generally accepted appraisal techniques and methodology. Analyze the case, thereby determining the appropriate approach (es) to value.

Working Conditions and Physical & Mental Abilities

·   Positions in this class typically require repetitive motions, sitting or standing for prolonged periods of time in an office setting

·   Position requires manual dexterity to operate a computer keyboard and standard office equipment with the ability to effectively communicate by phone, e-mail, writing and face to face. Must be able to lift up to 50-pound file boxes. The position requires considerable concentration and ability to manage time effectively. It is subject to stress caused by mandatory deadlines and heavy workload

JP Morgan Chase - Real Estate Appraisal Manager, VP

The Real Estate Appraisal Manager will be responsible for managing a staff of review appraisers who engage and review external appraisals of all types of commercial property types with emphasis on the Real Estate Banking line of business. Experience in a broad geographic focus is needed as assignments occur throughout the entire US and Canada. The manager will supervise staff engaging 3rd party vendors to prepare appraisal reports on real property in connection with real estate related financial transactions. The manager will be responsible for a staff reviewing and analyzing appraisal reports for compliance with JPMC policies, federal and state regulations including FIRREA, and professional appraisal standards (USPAP), as well as determining the reasonableness of the value conclusion. Assignments will be moderate to complex and the coordination of multi-property portfolio assignments is not unusual.  As part of the Appraisal Services Group (ASG), this position will be dedicated to the Real Estate Banking lending group that require real estate appraisals for secured lending. The role requires a deep understanding of the regulatory environment as it relates to real estate appraisal (i.e. JPMC policies, federal and state regulations including FIRREA, FDICIA, and professional appraisal standards (USPAP).  

Skills: Strong analytical and writing ability.  Strong oral communication and presentation skills are required. Must be proficient in Word, Excel, ARGUS and Appraisal Management software.  Must be self-motivated and manage time efficiently to meet service level deadlines.   Deep knowledge of local real estate areas and neighborhoods and a good understanding of other markets served.  Strong understanding of regulatory requirements and environment. Broad financial market understanding including underwriting and credit concepts.  Demonstrated understanding of information technology and operational concepts, including databases, data management and workflow management. 

Experience: Requires a 4-year college degree, a State Certified General Appraiser License and a minimum of 10 years’ experience appraising and/or reviewing appraisals of high-end commercial property types.  Ability to analyze properties with extremely complex characteristics.  Project and people management experience preferred.  MAI designation from the Appraisal Institute or an equivalent advanced education is required.
